Enid Public Schools New School District Boundaries!

With the recent construction of Enid’s newest public school, Praire View Elementary, many of my clients have asked me about the effects of re-districting and what district their home is now in. For instance, the Willow West subdivision use to be located in the Monroe-Emerson School District and after re-districting it will now be in the new Praire View-Waller School District. From my conversations with School personnel, your children may still continue to attend their old school, but you will be required to drive your kids to and from school.

For your convenience, I have included a link to the Enid Board of Education’s website, so that you may search by your address and determine what school district your home now lies within.

Current Enid Metro Association of Realtor’s statistics show, for the first four months of the 2012 year, prices have remain relatively stable with a large increase in volume of 18.5%  and an average price of $117,173, a modest average price decrease of just 4%.

With interest rates still at unbelievable low levels and prices slightly declining, now may be the perfect time for your Enid Real Estate search to begin.  Also, there are many new programs to assist  Buyers with their home purchase, including new VA loan programs and “First Time” home buyer programs.

What is my Home worth in Today’s Real Estate Market?

What is My home worth in Today’s Market? I get asked this question alot! The answer may suprise you. Many homeownerss assume that they know the current value of their home based upon what their neighbors home down the street sold for 9 months ago. While this is a good indication of a home’s current value, there are many factors that need to be examined to arrive at a home’s current market value.

To arrive at a fair market price, you need to a have a current CMA done on your home. What is a CMA? The definition of a CMA is as follows: ” By going to sold property records, the real estate professional selects recently sold properties that are similar to the subject property and in the same area. By comparing these properties, and adjusting for feature differences, an estimate of value is made for the subject property.

A thorough CMA would also include comparison to currently listed similar properties in the area. This would allow an assessment of the current competition and might lead to an increase or decrease in the estimate based on the sold properties.”
